Building Features

Air

The typical office floor air condition system consists of eighteen variable air volume-controlled zone. A perimeter constant air volume system also serves each floor.

Supply air is fed from three separate risers and is reticulated through solid sheet metal ductwork and flexible ductwork to diffusers.

There are three plant room areas in the building with air handling units serving the various levels, designated as High Rise, Mid Rise, and Low Rise:

Fire Systems

The fire detection and alarm system consist of smoke detectors to the lift lobbies, adjacent fire stairs and return air detectors to each floor and each of the air handling units. Supply air detectors are also provided to each of the six air handling units that operate in smoke mode.

Sprinklers to level 16 are fed by town mains by five control valve sets. Sprinklers on Levels 17 to 36 are served by pumps and tanks located on ground level. 7 control valve sets are located on the level 16 plantroom.

Brigade boost facilities are provided on the charlotte street end of the building on the ground floor. Intermediate brigade boosting facilities are also available on level 16.

Lifts

There is a total of 12 lifts that service the building which include 5 low rise, 6 high rise, 1 car park and 1 goods lift.

Electrical

The building contains an authority HV switching room located at Level 1. The switching room provides 2 HV feeds to the Level 1 HV switchboard.

The Level 1 HV switchboard provides:

  • A supply to the 1500kVA transformer located at Level 1

  • A ringed supply that loops to Level 16 (2 x 750kVA transformers and associated RMU) then to Level 33 (4 x 750kVA transformers and associated RMU)

  • The building provides backup power via three on-site diesel generators. 2 No. 1022kW and 1 No. 1200kW all located in Level 33 generator room.

    Tenant Features

    The End of Trip facilities consists of bicycle storage facilities plus Male & Female changing facilities located on basement 2.

    The bicycle storage facilities are accessible via ground floor car park roller door entry on Charlotte Street and down the ramp to basement 2.

    The changing facilities include toilets, showers, lockers, hair dryers & straighteners, clothes ironing facilities and towel service. There is also a vending machine available with various supplies, and a cold water zip tap.
